We typically provide the deliverables design teams and owners actually need: clear, organized existing conditions documentation built from our field capture. Depending on scope, that may include measured CAD drawings, Revit models, elevations, roof plans, visual reference imagery, and space or BOMA area calculations for due diligence and planning. No. Pointknown provides architectural and spatial documentation, not legal boundary or elevation surveys. When survey coordination is required, we work alongside licensed surveyors and integrate their data when available.

Timelines vary by size and complexity, but generally:
- Field capture can take less than hour or possibly a few days.
- For most residential projects we are finished within 2 hours of arrival.

Yes. We’re based in Massachusetts, but we work throughout New England and take on select projects well beyond the region. Our work has included projects from California to New Orleans to Boca Grande, Florida. The right fit usually comes down to scope, schedule, and logistics.

Very little — mostly just help us with access. Before we arrive, it helps to have the areas being documented open and accessible, including any doors, rooms, gates, or other entry points we may need to reach. If there are blinds or interior window coverings, opening those in advance is also helpful. During the visit, the biggest thing is allowing our technician to move through the space as continuously as possible. For mobile scanning especially, fewer interruptions and less movement in the areas being captured helps us work faster and collect cleaner data. We handle the documentation process. Good access simply helps us do it efficiently.
Not always, but someone should be available if access questions come up. If portions of the building are locked, occupied, or require coordination, having a point person, especially for commercial or multi-unit projects, available can help the visit go more smoothly.
No. The space does not need to be empty, but less activity in the areas being documented is always better. Foot traffic, people following the technician, or constant movement through the scan area can slow the process and affect data quality.
Yes, whenever possible. Open access to rooms and spaces helps us move efficiently, and raised blinds or interior window coverings can improve visibility and documentation quality.
The biggest factors are access and continuity. When we can move through the building without delays, locked spaces, or repeated interruptions, the visit is typically faster and more efficient.
No problem — we just need to know that access affects what can be documented that day. If a room, unit, or area is locked, occupied, or otherwise unavailable during the visit, it may be left out of the plan until it can be captured. If a separate return visit is needed, that may add time and, in some cases, additional cost. We always try to schedule visits around clean access so the work can be completed as efficiently as possible.
