Back Bay Brownstone

At a historic Back Bay brownstone along Commonwealth Avenue in Boston, Pointknown delivered a full existing-conditions capture to support renovation planning. The project focused on accurately documenting both interior and exterior conditions while preserving the architectural integrity of one of Boston’s most iconic Victorian townhouses.

What was documented
Pointknown documented the complete building from interior spaces to exterior façades and roof geometry, including detailed capture of dormers, chimneys, drainage paths, and structural elements—creating a unified and highly accurate dataset.
What was delivered
The project was delivered as a clean, registered point cloud, a coordinated Revit model, and a full set of 2D CAD outputs including floor plans, reflected ceiling plans, and a detailed roof plan—providing a complete, design-ready documentation package.
Why it matters
Back Bay’s historic streetscape was carefully planned in the late 19th century, with strict setback and design guidelines that produced one of the best-preserved examples of urban Victorian architecture in the United States. Accurate documentation is essential to maintain this legacy while modernizing interiors, improving building systems, and planning rooftop work that must respect the neighborhood’s historic profile. By starting with a precise digital twin, our client and their design team can: reduce site visits and manual measurement time, coordinate structural, MEP, and envelope upgrades with confidence, evaluate roof and penthouse options using true-to-life geometry, support review processes with the Back Bay Architectural District and other stakeholders
